Q&A
Niall Gaffney
CEO, IPUT Real Estate
What makes Studio an attractive relocation prospect?
A significant part of our offering is the sense of security unseen elsewhere. At IPUT, we manage a portfolio of more than 450,000 sq m of office space. We can provide a premium tenancy for businesses with a wide range of services straight out of the playbook of major world hospitality destinations. Everything from onsite barista, concierge services, conferencing facilities and Technogym fitness suites.

How is Studio taking a design-first approach?
We visit and investigate hospitality locations that we are already appreciative of, or new ones that we’ve heard a buzz about, everywhere from London to Manhattan. Then, we lead the design development process. IPUT curates the look and feel of all our spaces: everything from the upholstery to the coffee.
How has Studio differentiated your business model?
The lifestyle-led approach to building design and investing in the hospitality experience allows us to create places people enjoy. As a result, the leasing velocity in buildings where we’ve introduced Studio amenity floors is outperforming the traditional model.

Q&A
Ana Hernandez
Actuary, Aon
You moved to Dublin from Mexico City six years ago. How have you been made to feel welcome professionally?
Honestly, it wasn’t my initial plan to remain in Ireland. I’d intended to stay for my Master’s. But things began to change when I joined Aon. The perspective I was given was completely fresh and different – and here I am, six years on. In Mexico City, I had a two-hour drive to work. Here, I can cycle, take the bus or walk. It’s 20 minutes. The infrastructure is great. My friends in other offices are easily accessible after work too. The work-life balance suits me far better.

Have you seen Dublin’s benefits on a global scale?
Absolutely, particularly in connectivity and convenience. I’ve met far more people from different countries and backgrounds in this building alone than I did in Mexico City. We take advantage of that. Dublin is open-minded and having people from differing backgrounds gives the chance to learn more. Dublin Airport is only a short drive from the business district too, which gives us the chance to access more of the globe.
Aon is based at Fifteen George’s Quay. How do the Studio amenities impact your daily life?
Many of us spend eight hours a day in an office, so being comfortable helps us all connect better. The views here are beautiful – our building overlooks The Custom House – and the Studio lounge is furnished and organised so nicely. And arriving back in Dublin after a work trip feels like coming home. I never imagined feeling like that about another city – it feels like I’m cheating on Mexico!

Smart city: Dublin’s secret to success
Dublin’s position as an established European hub didn’t happen by chance. Entrepreneurialism is embedded in the culture at all levels. The city is home to the global or EMEA headquarters of more than 250 of the world’s leading companies and consistently ranks in the top three most attractive destinations in the world for FDI.
Of course, Dublin’s merits go beyond the 9-to-5. With a distinct cultural image, a vibrant social scene and vast green spaces on the doorstep, the city offers a healthy work-life balance. “I’ve always felt that Ireland was a great place for me,” says Furio Pietribiasi, a Dublin resident for 27 years and CEO of Irish operations for Mediolanum, a Studio occupier. “Just 3km from here, there are mountains that you’d have to drive hundreds of kilometres to see in other cities.”

Despite Dublin’s proven track record, there’s no complacency. In 2025, more than 24,000 new business registrations were made in the city. Among UK corporate and financial firm relocations, Dublin is outperforming even Paris and Frankfurt. “The bar is constantly being set higher,” says Tristan Jacob, IPUT’s director of customer experience. “Similar to many world capitals, there’s a healthy competition within industries. Everybody is innovating, which makes the city a very exciting launchpad for businesses.”
With space available, Studio’s team is on hand to help you find a solution that supports the way you want to work.
